Where the Flat Roof Meets the House
If your patio or addition roof leaks, the first place to look is where it ties into the house. That transition is where most small EPDM roofs fail, for a few reasons:
- It collects water from above. A sloped tile or shingle roof can shed a lot of water straight onto a small flat roof below it, so that spot handles far more rain than its size suggests.
- The membrane has to turn up a wall. Where EPDM runs up against stucco or a fascia, it needs to be terminated and counterflashed so water can't get behind it. Shortcuts here leak.
- Two materials move differently. The house and the flat roof heat and cool at different rates, and sealants at the joint between them take that stress every day.
A leak at a tie-in often shows up as a stain near the wall inside, or as water running down the wall of the patio. David checks both sides of the joint: the EPDM and its flashing, and the roof above it that feeds water onto it.
Other Common Leak Points
- Seams that were glued with contact cement on older roofs and have started to lift
- Pipe and vent boots, and anything mounted through the roof, like a cooler, light, or fan
- Edges where the membrane wraps over the fascia
- Punctures from branches blown onto the roof in monsoon storms
EPDM repairs have to use EPDM-compatible primer, tape, and patch material. Asphalt roof cement doesn't belong on rubber membrane, and manufacturers warn against it.
Black Rubber in the Desert Sun
Most EPDM is black. The EPDM Roofing Association explains that the carbon black in the rubber protects it by converting UV into heat. In a cold climate that's a plus. Here, it means a patio roof can get very hot. Berkeley Lab notes that dark roofs can reach 150°F or more in summer sun, and that heat radiates down into the space under it.
If the room or patio under your EPDM roof bakes in the afternoon, you have options:
- Coat the existing EPDM. If the membrane is sound and well attached, a reflective coating can go over it after an EPDM-specific cleaning and primer step. We test adhesion first.
- Replace with white EPDM or TPO. If the membrane is near the end of its life anyway, replacing it with a white membrane solves both problems at once.
Repair or Replace a Small EPDM Roof
Repair when the leak is in one place and the rubber is still flexible. Replace when the membrane has gone brittle, seams are failing in several places, or the deck underneath is soft from past leaks. On a small roof, the gap between a big repair and a replacement can be narrow, so we'll price both when it's close. Vail is unincorporated, so permits go through Pima County rather than a town. Pima County's permit list says re-roofing with like materials doesn't need a permit, while structural roof work does. FAQ: EPDM Roofing in Vail
Why does my patio roof only leak where it meets the house?
That tie-in is the weakest point on most small flat roofs. The main roof above can shed a lot of water onto that spot, the membrane has to turn up the wall and be flashed correctly, and the joint between the house and the patio roof moves every day as temperatures change. We check the flashing, the sealant, and the roof above that feeds water onto it.
How do I know if my patio roof is EPDM?
EPDM is a rubber sheet, usually black, that feels like a heavy inner tube, with seams that are glued or taped together. White, stiffer sheets with heat-welded seams are usually TPO. A sprayed, bumpy surface under a coating is foam. If you can't tell from a ladder, we'll identify it during the free inspection.
Can I coat black EPDM to make the patio cooler?
Yes, if the membrane is sound and well attached. EPDM needs a specific cleaning and primer step before a reflective coating will bond, and we test adhesion first. A white coating keeps the roof surface much cooler than black rubber in the sun. Plan on a recoat about every five years for an acrylic elastomeric coating, or about every 10 for silicone.
Is it worth replacing a small EPDM roof with TPO?
If the EPDM is near the end of its life, often yes. White TPO reflects far more sun than black EPDM, which matters on a patio roof over a living space. If the EPDM still has years left, a repair or a coating may make more sense. We'll price the options side by side.
