David Contreras, owner of DC Roofing of Arizona, has been roofing in Tucson since 2011, and he walks every Marana foam roof we estimate. A foam roof is two things working together: a layer of sprayed polyurethane foam that insulates and sheds water, and a coating on top that protects the foam from the sun. Almost every foam roof problem we see comes down to that coating. This page explains how a foam roof works, how to read what yours is telling you, and how we decide between a recoat, a repair, and a new roof. We're licensed, bonded, and insured (ROC #328733), with $1M per occurrence and $2M aggregate in general liability coverage, and APOC certified for coating work.

How a Foam Roof Works

Spray foam goes on as a liquid and expands into a rigid, closed-cell layer that bonds to the roof below it. Because it's sprayed, there are no seams, and it wraps around pipes and curbs without separate flashing pieces. It can also be sprayed thicker in some areas to build slope, which helps a roof drain.

Foam is also insulation. Roofing-grade foam insulates at roughly R-6 per inch of thickness, so the roof itself helps keep summer heat out of the house.

What foam can't do is sit in the sun unprotected. Ultraviolet light breaks down exposed foam, which is why the industry calls for a protective coating over every foam roof. That coating is the part you maintain. Keep it in good shape and the foam underneath is protected. Let it wear through and the sun starts eating the foam itself.

How to Read a Foam Roof

From a ladder, here's what different surfaces mean:

  • White and smooth, maybe a little dusty: healthy. Some chalking is normal aging.
  • Thin, with tan or orange showing through: the coating has worn down to the foam. Time to recoat, soon.
  • Brown, dark, or crumbly foam: the sun has been damaging exposed foam. Those areas need repair before recoating.
  • Blisters or raised bubbles: often a sign of moisture or a bond problem underneath. They need to be checked and cut out if they're wet.
  • Small holes or pecked spots: birds will peck at foam, especially once the coating is thin. Each hole is a way in for water.
  • Water still sitting a couple of days after rain: a drainage problem that wears the coating faster in that spot.

Pay attention to evaporative cooler curbs and parapet edges as well. They move and get wet more than the rest of the roof, and they're often where the coating fails first.

Recoat, Repair, or Replace

Recoat when the foam is sound and dry and the coating is just worn. This is the cheapest way to keep a foam roof going. Around here, foam gets recoated with an acrylic elastomeric coating. We apply two coats, which typically lasts about five years, and our coating work carries a 5-year labor warranty. Our roof coating page covers coating types.

Repair when you have damaged spots on an otherwise good roof. Wet or damaged foam is cut out, the area is re-foamed, and it's coated to match.

Replace when moisture has spread through large areas of the foam, or the roof has been patched so many times there's not much original roof left. Before we recommend this, we check how wet the roof really is, because a few bad spots don't justify a whole new roof. Sometimes new foam can be sprayed over the existing roof once wet material is removed and the surface is dry. Sometimes it has to come off. David will tell you which and why.

Permits in Marana

Marana is an incorporated town, so roofing permits go through the Town of Marana. The Town's permit guidance says replacing roofing material like for like doesn't need a permit, but repairs to roof sheathing or structural members do. A recoat doesn't touch the structure. A replacement that uncovers rotted decking can. We'll tell you up front if your job is likely to need a permit, and since rules change, it's worth confirming with the Town.

What Working With Us Looks Like

It starts with a free inspection. David walks the roof himself and you get a written estimate measured with aerial measurement software. There are no salespeople and no subcontractors. Our own crew does the work, with David on site. Foam and coatings need dry weather to go on and cure, so we plan around rain and monsoon season. Flat roof replacements carry a 5-year labor warranty, and every project we complete includes free annual inspections, which is the easiest way to catch a worn coating before the sun gets to the foam.

FAQ: Foam Roofing in Marana

What color should my foam roof be?

The top surface should be the coating color, usually white or light gray. If you see tan or orange, the foam is showing through and the roof is due for a recoat. If the foam looks brown, dark, or crumbly, the sun has been damaging it and those spots need repair before recoating.

Can birds really damage a foam roof?

Yes. Birds peck at foam, especially once the coating has worn thin, and every hole they make is a path for water. A healthy coating makes the roof much less attractive to them. Pecked spots get cleaned out, filled, and coated during a repair.

How often does a foam roof need to be recoated?

Plan on about every five years. We recoat foam with two coats of acrylic elastomeric, and a single coat usually needs redoing in two to three years. The coating protects the foam from the sun, so keeping it on schedule is what keeps a foam roof working. Our coating work carries a 5-year labor warranty.

Can new foam be sprayed over my existing roof?

Sometimes. The existing roof has to be dry and sound, and any wet material has to come out first, because foam sprayed over trapped moisture will fail. If the roof underneath is too far gone, it has to be torn off. We check before recommending either one.

Does a foam roof help with heat?

It does two things. Roofing foam insulates at roughly R-6 per inch, and the light-colored coating on top reflects a lot of the sun a dark roof would absorb. How much difference you'll notice depends on how thick the foam is and what insulation the house already has. We won't promise a specific savings number.

Do I need a permit for foam roof work in Marana?

The Town of Marana's guidance says replacing roofing material like for like doesn't need a permit, but repairs to roof sheathing or structural members do. A recoat doesn't touch the structure. A replacement that uncovers rotted decking may need a permit, and we'll tell you before work starts.

What warranty comes with foam roof work?

Coating work carries a 5-year labor warranty, repairs carry a 2-year labor warranty, and flat roof replacements carry a 5-year labor warranty, plus the manufacturer's warranty on the materials. Every project we complete also includes free annual inspections.
